Frame Houses – What Are They and How Much Do They Cost?

An investor planning to build a new home must make many decisions related to it, and this isn’t just about the formal matters they face. First and foremost, they need to answer the question of what type of building they want to construct. Will it be a brick house, wooden house, mobile home, or perhaps something else? Of course, the decision may also be influenced by the plot where it will be built—for example, you can’t build a two-story brick house on overly waterlogged terrain. With that in mind, today we’ll answer the question of what frame houses are and how much they cost, as well as whether they require a building permit.

What Is a Frame House?

A frame house / summer house is a structure tailored to our needs. It’s also an alternative to a brick house. The frame technology itself refers to the construction of the walls. First, when building such a house, a so-called frame is created, which includes vertical and horizontal wooden beams. Then the structure is insulated with insulation material. On the inside, foil insulation and gypsum board are most commonly used, or possibly wooden paneling, while on the outside, windproof foil and OSB board are applied, which in turn is covered with wooden cladding or plaster.

Types of Frame Houses

Frame house projects most commonly come in 3 variants:

· Canadian frame house.

· Scandinavian frame house.

· German frame house.

Canadian-style frame houses are the most popular.

Advantages of Timber Frame Homes

Among the advantages of frame houses are:

· Short construction and project completion time.

· Ability to create a custom project or purchase a ready-made one.

· Building a house in practically any conditions and on any foundation.

· Excellent microclimate.

· Easy expansion and modifications to the structure.

· Durability.

· Aesthetics.

· Price.

Do Frame Houses Have Any Drawbacks?

Frame houses aren’t without flaws. One, and some would say the only, drawback is that not all companies can offer a high-standard building. Only the use of the highest quality materials and their proper joining ensures that the constructed building will be durable, energy-efficient, and serve us for many years to come.

How long does frame house construction take?

Building a frame house doesn’t take much time. Such a building can be erected in just a few months, which is why the number of people interested in this solution grows year after year. Minimal formalities and maximum convenience, plus the low cost of project completion—these are just some of the advantages of frame houses.

How Much Does Building a Frame House Cost?

Most often, the cost of building a frame house ranges from 200,000 to 300,000 PLN, although for the simplest structure you can also pay 150,000 PLN. The final price of a frame house depends primarily on:

· Construction method.

· Project.

· Individual modifications to the project.

· Size of living space.

· Number of floors in the building.

· Type of foundation.

· Type of insulation.

· Presence of a garage in the project.

· Type of finishing materials used.

It should also be noted that finishing the house alone can consume up to 50% of the total costs that the investor will need to allocate for construction.
