FAQ – FREQUENTLY ASKED QUESTIONS

Do you need a building permit to build a modular house?

Modular homes should be treated as normal houses from a regulatory point of view. Therefore, in order to erect such a building we need to obtain a building permit or in the case of houses with a construction area of up to 70m2 to provide a notice of such intention to the appropriate District Office.

What does the transport of the mobile house look like?

Houses are produced in pieces in the factory and delivered by trucks to the construction site. It should be remembered that this is often a rather large over-sized transport, which requires some coordination and arrangements with the road administration or the General Directorate of National Roads and Motorways Of course, we organize these arrangements for you. All we need is to be able to enter the site for trucks with loads, a place to set our materials up and space for the crane.

How to prepare a plot of land for a mobile house?

In the case of modular houses, we proceed with the plot in the same way as in the case of building a normal house. Therefore, we have to level the ground under the future house and make the foundation under it, according to the project and arrangements with us. The house can stand on a foundation slab, strip foundation or point foundations – footings and chalice. The type of foundation is selected according to the ground conditions prevailing on the plot. Access to media supplies: water, sewage, electricity or gas should also be located under the foundation. You can do this work yourself or you can delegate it to us.

Is it really possible to live in such a house right away?

When signing the contract you establish the standard of finishing the house with us. You choose or order the house in the “developer” version-ready from the outside, with installations, for independent finishing inside (bathrooms, floors, kitchens, etc.), or a turnkey house – that is, with ready-made construction, bathrooms and full equipment. Then, in fact, immediately after we give you the keys, you can feel like you are in your own home.

How long does it take to get a mobile house?

The standard production time of the house is 89 days, for which we give a written guarantee. If this house is erected in accordance with the application rules, it means that in most cases it is possible to complete the official formalities in parallel during this time. In the case it is necessary to obtain a building permit, unfortunately, this time may be a little longer, due to the greater scope of the required bureaucracy and the need to wait for the decision of the authorities.

Do I get a loan or leasing for this?

Modular homes may be treated as normal houses for the purpose of applying for a mortgage to a bank or as movable property for leasing. This gives a lot of freedom to choose the best version of investment financing.

Is transport included in the price? Is it extra paid?

We always calculate the transport cost at the offer stage and provide it to You before signing the contract. Its amount is influenced by several factors: size-the type of modules themselves, the possibility of access to the plot (quality and type of roads), the number of modules, etc. Therefore, it must always be calculated individually for each investment.

Can you produce the modules in accordance with my plans?

Due to the idea of technology and production optimization in our work, we use several dimensions of modules, which we can then combine in nearly limitlessly any way. We are able to design customized solutions tailored to you. However, this requires a little more time and a certain amount of work of our design office.

What is the guarantee for a house like this?

The standard guarantee of our houses is 15 years for the construction of the building and 5 years for other elements and finishing works (facade, windows, roofing, etc.). The guarantee period runs from the moment handing over the keys to the building.

Can I assemble such a house myself?

Yes, you can undertake self-assembly of the house according to the instructions and projects received from us. We can also always provide technical support and advice in case of questions and doubts.
