How much does a year-round, modular mobile home (a mobile home on wheels) cost in 2026?

This will always be one of the first questions customers ask when exploring mobile home purchase options. In this article, we present mobile home valuations, considering various designs, equipment, and floor areas.

Key Takeaways

  1. The price of a mobile home is crucially influenced by its size, finishing standard, and the technology used (insulation, woodwork, installations).
  2. In new projects, “turnkey” prices typically range from about 180,000 to 250,000 PLN, depending on the configuration.
  3. Used Dutch mobile homes can cost around 50,000 to 100,000 PLN, but usually require additional equipment or modernization.
  4. Besides the price of the house itself, you need to factor in transport, placement, and utility connections; many manufacturers price transport individually at the quotation stage.

The price of a mobile home (home on wheels) in 2026, considering specification, build, and floor area

  • A mobile home with a developer-grade finish costs from 75,000 to 160,000 PLN.
  • A 25 m² mobile home from 65,000 PLN.
  • A mobile home of approx. 35 m² from approx. 85,000 PLN.
  • Dutch home 40m² approx. 110,000 PLN
  • You can buy a 50 m² house on wheels for as little as 125,000 PLN.

Mobile Home on Wheels – What Determines the Price?

We’ve answered this question thousands of times over the years, and currently, hundreds of potential homebuyers will ask us for a quote or estimate every year – and many will ask this question within the first few minutes of our conversations.

We understand.

Price matters (it’s often not the most important factor, but it’s very significant). The price often dictates the size of the mobile home and any options and additions you can get for the home.

The price is mainly influenced by:

  • Degree and standard of finish
  • Insulation thickness, and consequently, the possibility of extending the period of the year during which we use the mobile home

Want to Build a PREMIUM Mobile Home – Remember this!

As a happy homeowner, you need to plan an initial purchase budget and also remember to include any long-term costs of ownership, periodic repairs, or home operating costs, which applies to any home – of any size and configuration.

It’s difficult to answer this question immediately, as home valuation has so many variables and options that it’s often hard to know the price until you figure out and agree with the contractor exactly what you want and need.

Questions to Help You Estimate the Cost of Building a Mobile Home

  • What will be the purpose of the mobile home – just for us, for rent, or will it serve as social facilities for our employees?
  • Is one bedroom enough for the two of us, or would it be nice to have an extra room for children or guests?
  • Should it be an all-year mobile home, or just for the warm, short summer period? Or perhaps something in between – mainly for summer, with the option of a short visit for a New Year’s Eve party?
  • Do I want and am I able to do some of the work in the house myself, or do I prefer to rely on professionals, or am I aware that due to lack of time, I will never manage to finish the bathroom?
  • A bit like buying a car – do we value novelty, peace of mind, and a guarantee of safety, or do we take the risk of buying from the secondary market?

As investors, we must first answer these and other questions to understand the costs of investing in a mobile home.

At Partner Mobile Homes, we strive to educate every potential buyer, even if it leads to the ultimate choice of a different solution.

Please remember that all prices, whether for production, variants, equipment, or anything else, are only estimates based on an average mobile home project. Prices can and often do vary drastically depending on the product(s) chosen, delivery location, selected variants, and many other factors.

How much Does an All-Year Mobile Home Cost?

Most standard mobile homes will cost in the range of 75,000 – 160,000 PLN. These prices apply to homes with a developer-grade finish – meaning they are ready from the outside (with a roof, facade, joinery, and steel frame with wheels), with thermal insulation, basic installations (electrical, water and sewage) laid out, and finished inside with paneling or veneered boards.

Therefore, depending on the intended use of the mobile home, its floor area, and the type and standard of the provided finish and equipment, mobile home prices will vary.

One thing is certain, however — buying a mobile home will always be a cheaper option than building a traditional house with the same parameters and comparable living comfort.

How Quickly is a Mobile Home Built?

Mobile homes are built in a factory, which allows for rapid construction. Your mobile home can be built in just 90 days. This construction system guarantees a repeatable, factory standard and is not dependent on weather or supplier deadlines. It is carried out by one experienced team that specializes solely in this.

All-year Home or Seasonal Mobile Home – What to Choose?

A home can be used as a seasonal or all-year residence – residential, adapted for year-round living. Everything depends on your needs. Check what differentiates them and which option available at Partner Mobile Homes will be better for you.

Ready-made Seasonal Home

It should be noted that our mobile homes, even in their basic, summer house configuration, allow for year-round use for temporary stays, provided a heating system is installed. In such a house, you can spend a hot New Year’s Eve weekend by the lake, even during severe frost. However, a thinner layer of insulation results in greater heat loss, which affects the cost of using the house in the long term. One – two – three weekends in winter won’t make a big difference, but the need to heat the house for several months can affect the bills.

All-year Mobile Home

For permanent year-round living, however, we offer homes with a thicker insulation layer — min. 170 — 200 mm, with installed central heating, in your chosen variant such as a wood-burning stove, electric heating — radiators, underfloor, air conditioning with heating function or radiant heaters, or even a heat pump or gas heating. More expensive triple-glazed windows and doors with increased insulation are standard. The home’s water connections are equipped with additional heating in the form of heating cables. We can also consider the possibility of installing a heat recovery ventilator – i.e., mechanical ventilation with heat recovery. All this is to minimize energy losses once supplied to heat the home.

Mobile Home – What to Consider During Construction and Finishing?

For homes intended exclusively for seasonal use, we also suggest choosing heating that does not require many procedures for switching it on or off, especially during winter. Such heat sources include electric heating – radiators, underfloor mats, radiant heaters, and the timeless wood-burning stove. They are currently a bit more expensive to operate, but when leaving the house, we simply turn them off without worrying about the risk of them freezing in an empty, standing home. Heating systems that use water (gas furnace, heat pump) require significant preparation before shutdown and startup, or they must operate in a minimum temperature maintenance mode of approx. 5 °C throughout the year. This helps avoid damage from frost in an empty home but generates some costs if our home by the lake is rarely used.

The price of an all-year or seasonal home – hopefully cheap, but with a living room, 3 bedrooms, 2 bathrooms, a kitchen, and a garage…

The price of mobile homes depends mainly on the size and chosen finish. Houses can also be ordered for self-finishing, partially finished, or fully furnished. In the latter case, the house is ready for use on the same day after being transported to its destination. This is because the assembly work is limited only to setting up the house in a previously selected and prepared location and connecting it to utility installations.

For this reason, mobile home prices vary significantly. To give you an idea of how mobile home prices are shaping up in 2024, we invite you to review popular house-on-wheels proposals from Partner Mobile Homes.

How much does a mobile home cost at Partner and what truly affects the price?

At Partner, we always treat the cost of a mobile home as the sum of clearly defined elements, not a single, simplified amount. The price of a mobile home results from the chosen building standard and the scope of work beyond the house structure itself. Therefore, we consider the question of how much a mobile home costs in two parts: the cost of the building in a specific standard, and costs dependent on the location and preparation of the installation site.

Every quote at Partner is broken down into:

  • the building and its standard,
  • transport and installation of the mobile home,
  • plot work and site preparation.

This way, the client knows exactly what the price includes and what is an element of the investment carried out on the plot.

What most influences the cost of a mobile home?

The biggest differences in mobile home costs result from the finishing standard and the completeness of installations. At Partner, we build both simple seasonal mobile homes and fully functional mobile homes for year-round use. The difference between these variants concerns not only heating but also insulation, airtightness, and technical solutions.

The cost of a mobile home is primarily influenced by:

  • interior finishing standard and scope of installations,
  • heating solutions and ventilation preparation,
  • quality of insulation, joinery, and execution details,
  • functional layout and number of wet zones,
  • transport and installation of the home on the plot,
  • site preparation and foundation method,
  • utility connections and post-installation work.

At Partner, all these elements are clearly described in the offer, without ambiguities or shortcuts.

Modular Holiday Home – Price in Seasonal and Year-Round Standard

A modular holiday home in Partner’s offer can be designed as a typical seasonal object or as a solution for comfortable use for most of the year. The price depends on the usage standard adopted.

Differences between variants include:

  • insulation of partitions,
  • heating method,
  • building airtightness,
  • bathroom and kitchen solutions,
  • completeness of installations.

Therefore, when quoting a modular holiday home, the price always refers to a specific standard, not just the floor area.

Transport and Installation of a Mobile Home – How Does Partner Plan Logistics?

For mobile homes, transport and installation are a significant part of the investment cost. At Partner, we analyze these elements already at the offer stage to avoid unexpected surcharges during implementation.

The cost of transport and assembly most often increases when:

  • access to the plot is narrow or weight-restricted,
  • there is insufficient space for maneuvering and unloading,
  • the site is not prepared for home installation,
  • additional security work is required.

Therefore, before signing the contract, we check the access conditions and the method of mobile home installation to ensure the cost is predictable.

Container Homes – Price as a Reference Point in Partner’s Offer

Container homes are often a reference point when choosing a mobile home. At Partner, we approach such comparisons pragmatically – the final cost is determined not by the modules themselves, but by the functional standard, installations, finishing, and plot preparation.

If a client is considering container homes, at Partner we compare:

  • year-round standard,
  • comfort of use,
  • durability of solutions,
  • scope of work after building installation.

This way, the decision is based on the real cost of use, not just the initial price.

Modular Home for Sale with Plot – How Does Partner Calculate the Real Investment Cost?

We always analyze offers like ‘modular home for sale with plot’ as a complete investment, not just the advertised price. In practice, the purchase cost often includes additional work that determines the usability of the home.

For such projects, we verify:

  • access to utilities and connection conditions,
  • preparation of the home installation site,
  • scope of work required after purchase,
  • formalities and plot designation.

This way, the client knows the actual cost of a home ready for use, not just the advertised price.

How to Prepare for a Mobile Home Valuation at Partner

To prepare a reliable mobile home valuation, Partner needs a few basic pieces of information:

  • plot location and access conditions,
  • whether the home is to be seasonal or year-round,
  • desired floor area and layout,
  • finishing standard,
  • utility plan or alternative solutions,
  • state of site preparation and foundation.

Based on this, we prepare an offer that corresponds to the real investment conditions, not broad price ranges.

Mobile Home and VAT

The VAT rate for a mobile home depends on its intended use. Residential Dutch homes and year-round homes for individual recreation are subject to an 8% VAT rate. For other forms of use, this rate is 23%.

Mobile Home and Notification / Building Permit

Mobile homes are currently treated practically like normal buildings, therefore, the placement of a house on wheels must be reported to the appropriate District Office.

The conditions that must be met are to comply with the guidelines of the Local Spatial Development Plan or, if none exists, to apply for development conditions so that the house’s structure complies with local regulations. For the notification, we must gather a complete set of documents required by regulations:

  • geodetic map,
  • utility connection conditions,
  • architectural design,
  • site development plan,
  • etc.

Architect’s assistance is also often required here.

You can organize this paperwork yourself based on our documentation, or you can entrust it to us – we will take care of everything.

Smaller recreational or utility buildings, up to 35 m², only require a small notification with a sketch of the house and a plot map indicating its location, along with a completed application. This is a simple and practically free procedure.

FAQ – Frequently Asked Questions

How much Does a New “Turnkey” Mobile Home Cost?

Most often, the order of magnitude is about 180,000–250,000 PLN for a new house in “turnkey” standard, with the final price depending on the size and equipment.

What’s the Price Difference between a New and a Used Mobile Home?

Used homes (e.g., Dutch) can be found for around 50,000–100,000 PLN , but they usually have a lower standard and require additional equipment for year-round use.

What most Affects the Price of a Mobile Home?

Size and layout, insulation level, quality of windows/doors, type of facade, installations (heating, heat recovery, air conditioning), finishing standard, and furniture.

What Costs besides the House Price should be Added?

Transport (priced individually), placement/setup, possible crane, utility connections, terrace/roofing, and interior equipment.

Do Manufacturers Have Fixed Price Lists per M²?

Some companies provide indicative rates or pricing models, but the actual amount is determined after configuration — differences between manufacturers are significant.

Is it Worth Considering a Used Home Instead of a New one?

It’s a cheaper entry point, but you need to factor in potential costs of thermal modernization, replacing woodwork, and additional equipment to achieve year-round comfort.

How to Verify the Final Transport Cost?

Ask for a quote with transport calculation — reliable contractors price it upfront (distance, dimensions) so you know the full budget before signing the contract.
